How Long Does It Take to Build a Modular Home?

Built in various segments, also known as modules, within a climate-controlled setting, there are a number of benefits inherent to the process that just aren’t seen when building a home on-site.

While site-built homes can usually be modified to match your needs, the process is far more complicated. Not only does this require you to consult with an architect or designer, but it could also result in weeks and even months of additional research on your part.

Similarities Between Modular and Site-Built Homes

There are also a number of similarities between the construction processes of modular and site-built homes. Locating and purchasing open land is a necessary first step in either case. Moreover, you’ll need to obtain the required permits and approvals from the local city, township or municipality.

All of these steps require additional time on your part, but you’ll have to overcome these obstacles whether you choose a modular or site-built home. In either case, this process could take between six and nine weeks.

The process of preparing an open tract of land for a modular or site-built home is also similar. Depending on the exact area of your land, you’ll want to set aside at least a full week for tree and brush removal, clearing and any initial landscaping requirements.

You’ll also have to factor in a minimum of four weeks for the construction of your new home’s foundation. While this applies in the case of both modular and site-built homes, builders can begin the construction phase on a modular home while the foundation is still being installed. On the other hand, site-built homes cannot be built until the foundation has been set.

Examining the Statistics

Once you break down all of the facts and statistics of each method, you’ll find that most modular homes are move-in ready within a period of 16 to 31 weeks. In fact, many customers see a noticeable decrease in the overall project schedule when exploring the feasibility of our modular homes.

Conversely, homes that are built on-site typically require a period of 28 to 37 weeks before they’re ready for occupation. In some cases, this timeline could be even longer. Inclement weather conditions, lazy contractors and unreliable laborers could all add weeks, if not months, to your final move-in date.
